The prospect of building a custom may seem intimidating. Let’s take a moment to walk through the process.

PHASE ONE – Design

The first step in building a new custom home is called the design phase. The initial consultation is free where we discuss in general terms what your wants and needs are. This would include details such as number of bathrooms, bedrooms, square footage, if you would prefer to have a basement or crawl space, etc. Next, we would request an initial deposit of $2,500 to begin formal design plans. This deposit is primarily used to draft the first set of blueprints that the new home will be based upon. You will receive the initial drawings plus 2 revisions based on your feedback.  Once the plans are completed, you will then obtain a construction loanHomes by Reckelhoff has established lending institutions to assist in this process. Once the construction loan process is completed, we can begin construction. No further payment is necessary to get started. The total cost of construction up to the finishing of the home’s foundation consists only of the initial $2,500 deposit. Once the foundation in finished, you are already done with phase one of building your new home.

PHASE TWO – Construction

Next, Homes by Reckelhoff will move quickly to build your home. Construction of the home takes approximately 120 days (or 4 months). Homes by Reckelhoff receives payment upon completion of each of the major 5 stages of construction. These include:

  • Foundation
  • Frame
  • Mechanical
  • Trim
  • Finishing

At each stage, prior to payment, you will meet with the staff of Homes by Reckelhoff and inspect the workmanship and approve payment before the next stage begins. Upon completion of the home, a final inspection takes place along with a closing on permanent financing.

PHASE THREE – Customer Care

As you get familiar with your new home for the first year, Homes by Reckelhoff is there to help you along your path. Some adjustments are typically made during this period. There are also regularly scheduled walk-throughs at 30, 90, 180, and 1-year following construction. This time is used for instruction and education on how to light the furnace, work the water heater, advice on local services in the community, and much more. We want to make sure you are perfectly satisfied in your new custom home.

Hopefully now you are more comfortable with the prospect of building a new custom home.  Remember, your initial consultation is FREE, so don’t hesitate to give us a call and speak with a builder today!
